Try a longer rental before buying
Spend time in the area outside a holiday week. Compare daily transport, shops, internet reliability, summer heat and winter heating. A short rental lets you see whether you prefer a walkable town, a coastal village or a more remote property. Our Alsancak and Lapta and Esentepe and Tatlısu guides show how location changes daily logistics.
Check residence and travel rules
A tourist entry is not a residence permission. Confirm the current process, allowed length of stay, work rights and documents with the relevant authority for your nationality. The UK government says residence permits issued in the north are not recognised by the Republic of Cyprus. If you expect to cross frequently or work remotely, get advice for your exact circumstances before committing to a move.
Arrange healthcare and finances
Ask insurers explicitly what care is covered in the north, including emergencies and evacuation. Check ongoing medication availability and healthcare registration before moving. Compare bank account requirements, international transfer costs and exchange-rate exposure. The currency guide explains everyday payments but does not replace financial advice.
Be careful with property
Ownership disputes and title issues in the north can have serious legal consequences. The British High Commission advises extreme caution and independent legal advice for prospective purchasers. Do not rely only on a developer's or agent's lawyer, and do not treat a property advertisement as proof of clear title. This guide does not recommend or refer buyers to any property seller.
Build a decision file
Keep official residency advice, an insurance quotation, a rental budget, tax questions and independent legal advice together. Review them before signing a long lease or purchase contract. Rules change; use the linked official sources and qualified local professionals for a current decision.
